A 26-year broker, and the sixty-hour talk that took fifteen minutes.
Phill Tomlinson has sold commercial real estate in Scottsdale for 26 years. When we met he’d been trying to use AI on his own for months and getting nowhere useful. He asked me for an audit of his files.
I told him that wasn’t the problem. The problem was a side business that had made $61,500 and spent $61,200 over eighteen months. I told him to shut it down. He bought a year of coaching on that call.
Then we went to work on the things that were eating his weeks. Conference presentations used to take him about sixty hours: deck, survey, live dashboard, landing page, follow-up emails. He’d stopped giving them. We built the next one together in fifteen minutes and he was back on stage for the first time in five years.
When a copyright claim landed on his website, 46 images at roughly $2,600 each, he fixed every one himself by Friday morning using what he’d learned. No attorney.
His cold-call volume went from forty a week to fifty or a hundred a day. New leads went from three or four a month to eight or ten a week. He replaced seven freelancers. Then he started sending me clients, and we built a program for other brokers together.
